We chose the 4000-C as our top pick for the grout cleaning business or tile & grout cleaning in general. It is compact in size and it is priced about $300 less then the 5000-Ci making it a fantastic value. It features a hot water injection activation button right on the trigger handle, it is continuous fill which you can run non stop till the job is done, it works on a standard 120volt outlet, has maximum wattage and comes with a full set of high quality professional commercial grade accessories. Higher wattage means a better head of steam, the 4000-C has that. Note we used the 4000-S for years in the residential floor grout cleaning business. Learn more about the 4000-C. NOTE: Hot Soap Injection systems are not needed for floor grout cleaning though they are ideal for many other jobs. When it comes to floor grout cleaning It is much more effective to simply pre-treat a floor with a mop or spray bottle then to try to inject each and every grout line. The vapor steam is what doest the real work.

CLEANING GROUT WITH A COMMERCIAL STEAM CLEANER

How do I clean my floor grout? We will go into greater detail in just a moment. Before we start lets just summarize the steps. First, add clean water to your home or commercial steam cleaner, plug it in and allow it to warm up. Attach the hose and select your cleaning attachment. For grout use the small detail brush. Simply work the tool up and down the grout joint agitating the grout while the steam hits it. Once done, simply dry mop or wipe up the excess moisture with a small towel. It is that easy.

Replacement 1-inch Detail Cleaning & Grout Brushes  STEEL / NYLON / BRASSThe attachments for grout:  The cleaning attachment best suited for floor grout cleaning is the detail brush. They are the smallest of the brushes that come with your steamer measuring about 1 inch in diameter. There are three types of detail brushes to pick from. There is Nylon, Brass & Stainless Steel. The nylon is by far the safest as it will not scratch most surfaces. The brass is the next up in hardness. It is harder then the nylon but softer and safer to work with then the steel. Last we have the steel. This is the toughest of the brushes. It is great for difficult situations like removing rust, cleaning gunk off of grout lines as well as a whole host of other applications.

     Which grout detail cleaning brush is best for me? You may want to do some testing. Each brush has its strong points. Before you dive in and start scrubbing any surface it is always a good idea to test in a inconspicuous area first. See how the brush affects the surface. It is a good idea to start out using the nylon brush. It is the safest to work with and it works. You can learn more about the different brushes at the lower portion of this page. Now, lets get cleaning!

Cleaning The Grout Line: Now that the steamer is warmed up and your attachments plugged in you are ready. While standing simply place the tip of the wand on the grout joint, pull the steam trigger and begin working the brush back and forth over the grout line as shown below. Your goal is to agitate the soil on the grout while the super heated steam first melts then blasts the dirt away. Work your way up and down the grout line until it is done. Now move on to the next grout line and repeat. Once done you will notice there is some excess moisture on the tile. Simply drop a rag or towel on the floor and push it around with a broom to clean it up. You may also use a moist mop. You are done. It is that easy!  You just cleaned your grout. Likely you will see that years of dirt and grime have been blasted away. If you are doing a large commercial job you may find an inexpensive shop vac is useful. Since the steamer leaves very little water on the floor you may need to splash extra water on the floor so your shop vac has something to draw up into its canister.

Is It Clean? In most cases yes. Not only is it clean but the super heated steam disinfects as it goes. If your grout is very soiled it may need a second treatment. On the other hand when grout is very dirty you can often see immediate results as you clean. It is also important to know that when grout gets wet it gets darker. This can give the illusion that it is still dirty.  In many cases the new clean grout line is disguised do to the fact it is still wet. You may have to wait for the grout to fully dry before you can see how clean the grout truly is. If you can't wait, try taking a hair drier and focusing it on a few inches of grout that you have just cleaned. In most cases the results are truly beautiful.

Cleaning Grout, How Fast? How fast can a Vapor Steam Cleaner clean grout? That is one of the most common questions we are asked. Check out our time test video to see grout cleaning timed live! Typically, you can clean the floor grout of one foot by one foot square (1'x1' or large = most common floor tile size) tiles at an average rate of 200 to 300 square feet per hour. Naturally, that depends on the tile size (larger tile = less grout =  often cleans faster) grout condition, steamer power, working conditions and other factors. In the time test video we cleaned 56 square feet with the VC 4000 C in 7 minutes, that's not including wiping or sucking up the dirty moisture left behind on the tile. With clean up time it came to10 minutes to clean the whole 56 square foot section. So lets estimate down to give the benefit of the doubt. If you had one person working the steamer covering 50 square feet approximately every 10 minutes it is safe to say you could accomplish the cleaning of 300 square feet of  per hour. Two men working with two steamers should be able to clean from 500 to 600 square feet per hour including clean up time.  If you are charging 75 cents (prices vary nation wide) per square foot you just earned from $375 to $450 for one hours labor!  There is no question, vapor steam cleaners are great for home and commercial grout cleaning. What If I Still Have Some Stains On My Grout?  Give the area another treatment with the steamer. If for some reason that doesn't work try the following cleaner. It is important to vapor steam clean your grout before using the following product. If you don't you may end up with blotchy uneven result. The grout should be clean first.

 

 

TILE & GROUT CLEANING TIPS & TRICKS
These are just a few ideas for assisting you in the cleaning process. None are necessary as the steam cleaner has all the power need for most floor grout cleaning situations.

For those in the cleaning business or those that just need to clean a large area there are a few simple steps that can speed up the cleaning process.
 Although none of the steps we are about to list are
necessary they may be just what you need to make the cleaning go a bit faster.

TIP #1 FOR SPEEDING THINGS UP: For those that do not want to use chemicals but do want some assistance in cleaning you can pre moisten the area to be cleaned. Simply take a mop and spread some water on the area to be cleaned and allow it to sit for about 5 or 10 minutes. This simple act of soaking the dirty grout may make the steamers work that much easier and in effect, allow you to clean faster.

TIP #2 FOR SPEEDING THINGS UP: For those that want to keep the chemicals down to a minimum but want a little extra help try some liquid laundry detergent or diluted liquid dish soap. Note, if you use the dish soap, dilute it a lot. Maybe a few drops per gallon of water. Dish soap tends to foam and suds up a lot and will make clean up harder. Use watered down. Fill a bucket with warm water and add about a half of a cap full of the liquid laundry detergent or maybe a tablespoon of liquid dish soap. Now take your mop and spread it around the area to be cleaned. By pre-treating the area in this manor you are allowing the detergent to break down some of the greases before you use the steamer. Once you start steaming you should find that the grout cleans not so much better, but faster. You will be able to cover more ground in the same amount of time. You may also want to try some of the natural orange clean, or citrus cleaning products on the market.

TIP #3 FOR SPEEDING THINGS UP: For tougher stains try some Oxygen Bleach. This is a NON chlorine, non bleach substance. It is made of hydrogen peroxide. When you mix this powder with water it produces oxygen bubbles. This product will greatly assist you in cleaning with your steamer. Simply spread the water mix over the tile and let sit for about 15 minutes before you start steaming. Learn more on our oxy bleach page here.

TIP #4 FOR extremely dirty or "TRASHED" GROUT: For truly tough situations the steamer will work just fine but if you want to work faster and don't mind chemicals try calcium, lime & rust remover made by ZEP and sold in Home Depot. This stuff contains acid and should be handled with care. We only recommend this method for professionals and proper breathing apparatus should be worn. This is a powerful pre-treatment for the grout cleaning business. BE SURE IT IS SAFE ON YOUR TILE. TEST BEFORE USING!  It just may help you out in a tough situation. Also try ZEP tub & tile cleaner or another strong detergent. Always test chemicals in an inconspicuous area before applying. Do not use these chemicals on Marble or other natural stones. It is up to you to read all manufactures labels and make sound judgments based upon their recommendations. REMEMBER, NEVER put the chemicals in your steamer unless you have a chemical injection unit. If you do, there is a clearly marked EXTERNAL refill tank designed for detergents.

TIP #5 FOR COMMERCIAL WORK: You may want to purchase an inexpensive wet/dry shop vac.  Although the steamers put out VERY little water, less then one liter of water per hour of continuous use. That is about 1/2 of a 2 liter bottle of soda every hour. The technology is truly amazing.

     To use a shop vac effectively you may have to actually pour or spray some water on the tile after you clean it. The vacuum needs this extra moisture to do a good job sucking up the dirty water. We like to use a gallon jug of water and splash it on the floor as we suck it up with the vac. Again, you can use a simple mop or a few rags to soak up the moisture but a shop vac will give your company a more professional look and do a better job.

 

 

Need Help Choosing a home or Commercial Steam Cleaner?
below is some information that may help you decide


CONTINUOUS FILL: (4000-C Commercial Steam Cleaner, 5000-Ci Commercial Steam Cleaner, Super Vapor 6 Industrial Steam Cleaner)  A continuous fill steamer (Dual Tank System) allows you to add water on the fly. In other words, when the steamer is low on water you can add water WITHOUT shutting it down. You can then immediately pick back up where you left off working with virtually no down time. With continuous fill you will NOT have to wait for the boiler to heat back up. How it works: A continuous fill steamer has two tanks, a boiler and a refill tank. When you add water you are simply filling the refill tank. The boiler is trickle fed from the refill tank thus insuring that the boiler is always kept full and ready for service. When the refill tank runs low you will hear a loud beeping sound and the unit will stop steaming until you add water.

TWO TOP PICKS: The 4000-C offers instant hot water mingled with the steam for a beautiful rinsing affect. The 5000-Ci has an added tank on the back that you can fill with water for hot water injection OR your favorite detergent. Just add water or detergent to the rear injection tank. Auto detailers can use zip wax or a spray and rinse wax. This way you can clean and wax the car at the same time. The 4000-c is a better dollar value but the 5000-Ci gives you the added power of chemical injection rather then just hot water injection. Read more on their individual pages. SINGLE TANK STEAMER: (VC3000 Series  VC4000-S Heavy Commercial Steam Cleaner) A (ST) single tank technology steamer, such as the VC-4000-S or VC-3000. Note, the 4000-S has higher wattage, a larger boiler and hot water injection. They function very much like you might think. They have a large single sealed boiler. This technology is powerful and tends to be extremely dependable as its internal components are few in number. Its simplicity of design makes it  rugged dependable. The down side to a single tank unit is that when it runs out of water you will have to release the steam pressure, open the pressure cap, fill it and wait for it to warm back up. This process will take about 30 minutes. The 4000-S can run in dry steam mode about 90 min non-stop steaming. With hot water injection on this time is greatly reduced. If you plan on doing a dry car was with only dry steam, this is fine. If you plan on using the hot water injection  be aware, you will run out of water VERY fast. If you plan on using the hot water injection very often consider the continuous fill systems like the 4000-C or 5000-Ci. All that being said, the 4000-S is a great system for the mobile detailer. It all depends on what your main use is.  The VC 3000 has a much lower wattage and does not have hot water injection. Though it is a good detailer tool, the lower wattage and smaller water tank makes it less suited for full size exterior car washing. See the individual product pages for more information.

 

WHAT IS CHEMICAL & HOT WATER INJECTION?: Simply put hot water injection allows you to inject super heated water into the steam flow of your steamer with a push of a button. A powerful cleaning tool. Hot water injection can be clearly be seen demonstrated in the Dry Carwash Video Part 2. Chemical or Soap injection allows for you to inject hot chemical or soap into the steam stream at the push of a button.

HOT WATER: A hot water injection steamer such as the VC-4000-S and the VC-4000-C can NOT inject soap or chemical, just hot water and dry steam. Do not attempt to put anything but clean water into this type of steamer.

CHEMICAL INJECTION: A Chemical Injection Steamer such as the VC-5000-Ci or  the Super Vapor 6 commercial steam cleaners work both hot water mode and chemical injection mode as well as dry steam. You can add your favorite detergent/soap to a separate injection tank located on the back of the steamer OR you can simply fill that injection tank with simple water for hot water rinsing instead of soap. This gives you the best of both worlds. Naturally, all of our vapor steam cleaners produce super heated dry vapor steam as well. CHEMICALS: Some good chemicals: Zipwax wash-n-wax for cars, diluted Dawn liquid dish detergent for cutting stubborn grease.  You can also use simple green, orange clean products and more. Be sure that none of the products you use are explosive or flammable.
